A tired roof drags the whole price down.
From the street, your roof is the largest single thing a buyer sees — and the one they read as 'the structure'. Stained tiles, moss and sagging ridge caps whisper expensive problems, whether or not there are any. Restoring the roof takes that doubt out of the first look, and it's far cheaper than the replacement they're imagining.

Roof Restoration — Brisbane & South East Queensland (SEQ)
Typically 3–6 daysWhy a roof restoration pays for itself
The money side
Roof condition is the fastest way for a buyer's estimate to fall. Restoring it fixes the perception and the reality at once:
- The roof dominates the facade. A clean, even, freshly coated roofline lifts every other elevation in the same photo.
- Dirty or patched tiles make buyers assume the roof needs replacing — a five-figure fear that gets knocked straight off an offer.
- A restoration is a fraction of a re-roof, and on a well-maintained tile or metal roof it buys you years of the life you already paid for.
- It also fixes the things that actually leak: cracked tiles, open ridge caps and perished bedding — the items an inspector flags first.
The protection side
A roof coating is a sealed, water-shedding surface. Once it wears out, the roof is just porous material hoping for the best.
- Moss, lichen and dirt hold moisture against the tile surface, which is how tiles crack in a hot afternoon after a wet week.
- Rebedding and repointing the ridge and hips closes the open paths that let wind-driven rain into the roof space.
- Replacing cracked and slipped tiles now stops the water that would otherwise be tracking onto battens and ceiling linings.
- A fresh coating reflects the sun and seals the surface, which slows the wear that leads to a full re-roof.
Every job includes
What you actually get
- High-pressure clean to lift dirt, mould, lichen and moss
- Replacement of cracked, broken and slipped tiles
- Rebed and repoint ridge caps, hips and valleys
- Mould and lichen treatment so it doesn't straight back
- Roof sealant and two coats of colour, evenly applied
- Gutters cleared and flashing checked while we're up there
- Edge protection and safe access — we don't work off a ladder and hope
How it works
Four steps, zero surprises
1
We get on the roof
A proper look at tiles, caps, flashings and gutters — from up close, not from the driveway with binoculars.
2
You get a fixed quote
Itemised: what's being replaced, what's being rebedded, what's being coated. So you know what you're paying for.
3
Clean, repair, coat
Wash, replace and rebed first, then seal and colour. Coating a dirty roof is a waste of your money.
4
Gutters out, site clean
We clear the gutters and downpipes, sweep the paved areas, and show you the roof when we're finished.
Questions people ask us
Is my roof too old to restore?
Sometimes. If the tiles are porous through or the battens are gone, a coating won't save it and we'll say so rather than paint over a problem. The inspection tells us which you've got.
Does a restored roof stop leaks?
It stops the ones caused by cracked tiles, open caps and perished bedding, which is most of them. Leaks from failed flashing or a structural issue need that specific repair, and we'll quote it separately.
How long does a restoration last?
Generally 10 years or more depending on the roof pitch, the sun it takes and how quickly moss re-establishes. We'll tell you what to expect for your specific roof.
